Expiry versus validity
Most domestic EPCs are valid for 10 years from the assessment date, or until a newer EPC is produced for the same building. “Expired” means that validity window has ended. Look the address up on the official register as well as trusting a file on your laptop.
Expiry is not MEES
MEES guidance for England and Wales is a minimum rating rule on a valid EPC (typically band E unless a valid exemption is registered). An in-date F or G is not solved by an expiry reminder. A new certificate also does not automatically raise the band.
