Who this is for
Landlords who need the next Gas Safe booking in the diary
This is the product page for reminders. For the legal cycle in detail, use the “how often” and “how long” guides linked below.
What you get
- Store the gas safety PDF with the next due date
- 30 / 7 / 1 day email alerts before expiry
- Notice if the record has already lapsed
- Track EICR and EPC in the same account
Who uses this
- Booking a Gas Safe engineer 30 days out instead of after expiry
- Keeping the tenant copy workflow from colliding with a missed anniversary
- Separating gas dates from EICR and EPC clocks
Why the reminder has to fire before the anniversary
HSE guidance on the Gas Safety (Installation and Use) Regulations 1998 is that landlords must keep relevant gas appliances, fittings and flues safe, arrange a check at least every 12 months by a Gas Safe registered engineer, keep the record, and give tenants a copy on the stated timetable.
A reminder is only useful if it leaves time to book the engineer. That is why Certs Reminder emails at 30 days, then 7 and 1 day if the booking slips.
How Certs Reminder handles a CP12
Upload the latest record. Confirm the issue and expiry dates we extract. When the new check is done, upload the new PDF the same day so the next 12-month clock is correct.
Northern Ireland has its own gas safety regulations. Confirm nidirect / HSENI guidance if the property is there — do not assume Great Britain wording applies unchanged.

Frequently asked questions
What is a CP12?
CP12 is a common name for the landlord gas safety record. The legal requirement is the annual check and record, not the nickname.
Is there a grace period after 12 months?
HSE guidance does not describe an informal grace period. Treat the anniversary as the deadline and book before it.
Does a letting agent remove the landlord’s gas safety duty?
HSE guidance is that using an agent does not remove the landlord’s responsibility for the duties being met. Put who books the check in the contract, and still track the date.
