CP12 is a common name for the landlord gas safety record issued after a check by a Gas Safe registered engineer. The legal requirement is the annual check and record — not the nickname. Keep the PDF; do not rely on a calendar note without the document.
The 12-month renewal cycle
HSE guidance on the Gas Safety (Installation and Use) Regulations 1998 is that landlords must keep relevant gas appliances, fittings and flues safe, arrange a check at least every 12 months by a Gas Safe registered engineer, keep the record, and give tenants a copy on the stated timetable.
You can often arrange the check up to two months early and keep the original anniversary. That is not extra time after expiry. There is no informal grace period once the 12 months have passed.
Why reminder timing is 30 / 7 / 1 day
