How Long Does a Gas Safety Certificate Last?

For UK landlords, a gas safety certificate (often called a CP12) lasts 12 months from the check date. There is no informal grace period — the next Gas Safe check must be completed before that anniversary so the record stays current for your tenants.

How long is a landlord gas safety certificate valid?

Under the Gas Safety (Installation and Use) Regulations, landlords must arrange a gas safety check at least every 12 months by a Gas Safe registered engineer and keep a record. Treat the certificate as valid until the next due date on that cycle — usually one year after the check.

If the engineer records an earlier date, follow the earlier date. Always read the certificate itself rather than guessing from memory.

What should you do before the 12 months end?
