EPC Renewal Reminder: When Does an EPC Expire?

A domestic EPC is usually valid for 10 years. Landlords need a current EPC to market a property to let, and most rentals in England and Wales must also meet minimum energy efficiency standards — track both the rating and the expiry date.

An Energy Performance Certificate (EPC) rates how energy efficient a property is. For landlords, an EPC is required when a property is marketed for rent, and the certificate itself is normally valid for 10 years from the date of the assessment.

How long does an EPC last?

A domestic EPC is typically valid for 10 years. After that you need a new assessment before marketing the property to let (or sell). Do not assume an old certificate still covers you because the tenant has not changed.

Minimum energy efficiency standards also apply to most domestic private rentals in England and Wales. Properties generally need at least an E rating unless a valid exemption is registered. An in-date EPC that shows F or G is a different problem from an expired EPC — track both the rating and the expiry date.

When do landlords get caught out on EPCs?

Common failure points: listing a property with an expired EPC, assuming a 10-year-old certificate is “fine because nothing changed”, or forgetting that major works may justify a new assessment even before expiry.

Put the EPC expiry next to your Gas Safety and EICR dates so all three compliance clocks are visible together.
