Certs Reminder

What Happens If My Gas Safety Certificate Expires?

If your gas safety certificate has expired, book a Gas Safe engineer immediately, keep proof of the booking, and issue the new record to tenants when complete. An overdue CP12 creates legal, insurance and possession risks — fix it before anything else.

If your gas safety certificate has expired, treat it as urgent. Arrange a Gas Safe registered check immediately, keep evidence of the booking, and do not ignore the gap — expired gas safety records create legal, insurance and possession risks.

What should you do today if gas safety has expired?

Book a Gas Safe engineer for the earliest available slot. Tell them the certificate is overdue. When the new record is issued, give tenants their copy and store yours with the new anniversary date.

If you use a letting agent, confirm in writing who is responsible for the booking. Do not assume the other party already acted.

Why is an expired gas safety certificate serious?

Landlords can face enforcement action and significant financial penalties for gas safety failures. Insurers may also take a hard line if an incident occurs without a valid record. Separately, problems with prescribed documents can affect possession claims — see our guide on certificate deadlines and eviction notices.

The practical fix is prevention: diary the annual date and use reminders at 30, 7 and 1 day before expiry.

Frequently asked questions

Can I let a property with an expired gas safety certificate?

You must not leave gas safety outstanding. Get a valid check completed as soon as possible and keep the new record.

Will an expired certificate affect eviction?

Gas safety compliance forms part of the wider prescribed requirements picture for many possession routes. An expired record is a risk you should fix before relying on notice procedures.
