This is a certificate tracker, not a full property-management suite. Team logins and white-label reporting are not included yet.
What should agencies see at a glance?
At minimum: which properties are due soon, which certificates are already expired, which landlord owns the property, and where the latest PDF is. A per-property reminder is useful; an agency needs that view across the whole managed book.
Gas Safety, EICR and EPC dates also move on different cycles. Agencies need one system that normalises those clocks instead of relying on staff memory or disconnected calendars.
Why do spreadsheets become fragile for agencies?
A spreadsheet can work for a handful of managed units if one person updates it every day. It becomes brittle when certificates arrive from different suppliers, staff change, or several branches touch the same landlord account.
The risk is not that spreadsheets are illegal. The risk is that nobody notices the missed row until a certificate is already out of date.
