What are the three landlord certificate clocks?

Gas Safety (CP12 / landlord gas safety record): at least every 12 months where applicable. EICR: at least every 5 years for most private rented homes in England, or earlier if the report says so. EPC: typically valid 10 years, with separate minimum rating rules for many rentals.

Write all three next-due dates on one line per property. That single view is more valuable than three separate folders of PDFs.

Do nation and property type change the dates?

Scotland, Wales and Northern Ireland can differ on electrical and related duties. HMOs and licensed properties may carry extra conditions. Always follow the report dates and the rules for the property’s location.

When in doubt, ask your engineer or a qualified adviser — and still diary the date they give you.
